Important information for tenants and the letting process.

Viewings are always accompanied by a member of staff who can give advice and answer any questions you may have.
A security deposit of one month’s rent must be paid, and will be kept in a secure deposit account throughout the tenancy term. This will be returned in full subject to a satisfactory check out inspection.
We require references from your employer (or university) and a previous or current landlord. We may also require a bank reference and sometimes a guarantor. In addition a credit check will be carried out. We will also require a copy of a photo ID (passport or drivers license) as well as copies of your last 3 months bank statements as proof of income and affordability.
Moving In
Once we have satisfactory references in place, we will arrange an appointment to meet you at the rental property to sign your lease documents, complete a standing order mandate for future rental payments and hand over the keys.
Rents are quoted calendar monthly, and are payable monthly in advance. The tenant is also responsible for council tax and all utility bills.
Moving Out
If you wish to leave at the end of the fixed term (usually between 6 and 12 months), you must tell us in writing two months before the last day of the term, shown on the tenancy agreement. If you wish to stay in the property then you needn’t do anything and the tenancy will continue as usual. When you decide to end your tenancy, you must give us two months notice in writing. We will let you know we have received this and advise what you need to do next.
