Important information for tenants and the letting process.
Viewings
Viewings are always accompanied by a member of staff who can give advice and answer any questions you may have.
Deposit
A security deposit of six weeks rent must be paid before moving in. The deposit will be held by the government approved scheme Safe Deposits Scotland during the tenancy and returned subject o a satisfactory check out inspection.
References
We require references from your employer (or university) and a previous or current landlord. We also require a copy of a photo ID (passport or drivers license) as well as copies of your last 3 months bank statements as proof of income and affordability. A credit check will also be carried out, and a guarantor may be requested.
Moving In
Once we have satisfactory references in place, we will arrange an appointment to meet you at the rental property to sign your lease documents, complete a standing order mandate for future rental payments and hand over the keys.
Rent
Rents are quoted calendar monthly, and are payable monthly in advance. The tenant is also responsible for council tax and all utility bills.
Moving Out
If you wish to stay in the property then you needn’t do anything and the tenancy will continue as usual. When you decide to end your tenancy, you must give us 28 days notice in writing. We will let you know we have received this and advise what you need to do next.
