Initial Visit

We will meet with you at your property in order to establish your particular circumstances and requirements, discuss our service in detail and agree a marketable rental value. This service is provided free of charge and without any obligation.

Marketing

Our comprehensive marketing package includes advertisement of your property on our To Let board, own website, social media, and national property search websites such as Zoopla, Lettingweb, and Prime Location.

Viewings

Prospective tenants are accompanied on viewings at all times. If you or your current tenants occupy the property, viewings will be conducted strictly by appointment only.

Deposits

We will take a security deposit equivalent to six weeks rent from your tenant.  We will deposit it on your behalf to Safe Deposits Scotland as required by Scottish legislation.  It will be returned to the tenant at the end of the tenancy once we are satisfied there are no outstanding damages, cleaning, or rent arrears.

References

At Thyme Properties, we believe your tenants should be reliable and we are extremely careful in selecting the right tenants – we do not work on a ‘first come, first served’ basis. References are also obtained from previous letting agents, current employers and where applicable, to further strengthen your position. We may opt to take a guarantor to back up a tenant’s ability to meet their commitments to you.

Legislation

Growth in the private rental sector has resulted in the introduction of legislation to protect both landlord and tenant interests, creating a potential minefield to navigate. We will provide guidance as to the landlord’s responsibilities and obligations in order to comply with current safety legislation.

Inventory

Prior to tenancy commencement we will visit your property and prepare an inventory. This is vital to help maintain the condition of your property. This detailed document comprises a complete record of the contents and condition of the property in order to assess dilapidations during and after a tenancy term. Meter readings for gas and electricity are recorded at check-in, and we will advise the appropriate utility companies and inform the local authority council tax office of occupancy details.

Lease Agreement

All tenancy agreements used are the Private Residential Tenancy Agreement as required by the Private Housing (Tenancies) Scotland Act 2016.

Maintenance

If any maintenance work is required, Thyme Properties will organise this and only consult you as the owner if the amount of the works involved exceeds £100. If the situation is an emergency, Thyme will get the work done immediately to avoid any further cost to you. For organising any maintenance work a 10% fee on the cost will be added to cover the administration and organisation of entry for tradesmen. All works are carried out by fully qualified electricians, plumbers and carpenters who have been working with Thyme since its inception. Tradesman’s Invoices for all works carried out are filed and a copy can be sent out upon your request.

Rent Collection & Accounting

We collect rental funds from your tenant and send you a detailed statement each month.  Funds are then paid directly into your nominated bank account.  A copy of our Client Money Policy or our Client Money Protection Insurance is available upon request.

Letting Introduction Service

Our Letting Introduction Service is designed for the landlord who prefers to manage the property on a day to day basis after we have secured suitable tenants. This service includes marketing and advertising, accompanied viewings, tenant referencing, all legal documentation, set up of standing order mandate for rental payments and contacting utility companies and local authority council tax office with tenancy details.
